How to Avoid the Nightmare Before Closing

How to Avoid the Nightmare Before Closing

Published 10/16/2025 | Posted by Leah Goertz

October is the season for spooky movie marathons, fake spiders, creepy costumes, and things that go bump in the night. When it comes to buying a home this season, the last thing you want is a real-life horror story.

Whether you’re a first-time homebuyer or a seasoned house hunter, here is a breakdown of some of the scariest things to look for when selecting your next home to ensure no unexpected skeletons in the closet.

        1. Foundation Frights

That refurbished farmhouse might be charming on the outside, but pay attention. Cracks in the foundation can be a nightmare — not to mention, costly. Uneven floors, doors that stick, or visible cracks along walls and ceilings might be signs of structural issues that could haunt you for years.Tip: ALWAYS get a thorough home inspection and ask about past foundation repairs.

        2. Sellers Disclosure

Speaking of past repairs, the Sellers Disclosure is one of the most important documents when selecting your dream home. This legally required document should detail any known issues such as water damage, roof leaks, foundation repairs, past pest infestations, and more. But beware… things left off the Sellers Disclosure can be scarier than what’s on it.Ask questions! With a trusted real estate agent (hi!), we can ensure your home isn’t hiding deep dark secrets.

        3. Creepy Crawlers

Pest problems aren’t just spooky — they can be costly and difficult to eliminate. During your tours, look for ants, tiny gnaw marks, or even wings. If you suspect unwanted house guests, it may be a good idea to call an exterminator before signing a contract.

        4. Heavy Scent

Ever walk into a home tour or open house and get the immediate overwhelm of potent candles, incense, or even fresh cookies? While some scent can be for ambiance, it can also be used to mask something more ominous. Look closely at walls, ceilings, and flooring for signs of water damage, pet accidents, mildew, or smoke before you decide a property is your dream home.

        5. Water Damage

What lurks above (or beneath) your potential dream home? Dusty attics or basements can hide water damage, pest infestations, or poor insulation. When scoping out new homes, open the bathroom and sink cabinets and take a look around water pipes or drains for potential water damage. And of course, for your protection, always get a home inspection!

The good news? You don’t have to face these ghoulish discoveries alone. Working with an experienced realtor (like me!) ensures that your homebuying journey is smooth, safe, and free from spooky surprises. I’ll help guide you through inspections, negotiations, and all the haunted hallways of the home-buying process.

So this October, let’s make sure the only thing spooky in your life is your Halloween décor — not your new home. Contact me to find your perfect, non-haunted home today!
